Baltisse-Ackerman Commercial Development has successfully sold the Doerr Lane Logistics Center, a 307,000-square-foot Class A distribution facility located in Schertz, Texas, part of the San Antonio metropolitan area. The property, which is 100% leased, was acquired by a private investor from California, marking a significant transaction in the region’s industrial real estate market.

The sale was facilitated by JLL representatives Trent Agnew, Kyle Mueller, and Witt Westbrook, who acted on behalf of Baltisse-Ackerman. Situated at 9870 Doerr Lane, the logistics center boasts a strategic location with easy access to major highways including I-35, Loop 1604, and I-10, enhancing its appeal to tenants and investors alike.

Jeff Bryant, Principal and Senior Vice President for Ackerman & Co. in Texas, highlighted the property’s development rationale, stating, ‘When we first saw this site, it stood out as a great opportunity for a new development to meet the rising demand for Class A distribution space in this important logistics corridor.’ Bryant also acknowledged the support provided by the City of Schertz throughout the project’s development.

The fully leased property is occupied by two tenants: MEI Rigging & Crating, utilizing 191,297 square feet, and Quality Custom Distribution, occupying 115,703 square feet. The leasing arrangements were completed by John Colglazier Jr. and Kyle Kennan of Partners on behalf of the ownership.

This sale is part of a larger strategy by Ackerman & Co. to expand its presence in the Texas market. Under Bryant’s leadership, the company is actively pursuing Class A industrial development and acquisitions, with a particular focus on the major metropolitan areas within the Texas Triangle. The firm’s completed and ongoing projects in Texas now total more than 3 million square feet of Class A development.

The Baltisse-Ackerman partnership is continuing its investment in Class A distribution projects with two new developments in Texas. These include the recently completed Corporate Drive Industrial Park in Selma, featuring two buildings totaling 511,000 square feet, and the upcoming TriPoint Logistics Center in Seguin, which will comprise buildings of 1 million and 500,000 square feet.

Additionally, Ackerman & Co. is developing the 20 East Logistics Park near Dallas, consisting of two Class A buildings totaling 334,000 square feet, and has acquired a six-building infill portfolio in Dallas encompassing 276,920 square feet.

Bryant emphasized the strategic importance of these investments, noting, ‘With the strong population and economic growth in Texas, we view the Texas Triangle as a major opportunity to pursue additional site acquisitions for developments that will provide needed distribution and manufacturing space.’
