CAHEC and Hollyhand Development Close on Northgate Place Apartments, Preserving 56 Affordable Housing Units in Talladega, Alabama

CAHEC, a community investment organization based in Raleigh, North Carolina, and Columbia, South Carolina, announced the closing of Northgate Place Apartments, a 56-unit affordable family housing community in Talladega, Alabama, effective July 1, 2026. The acquisition and rehabilitation project aims to preserve long-term affordable housing opportunities for families earning up to 60% of the Area Median Household Income (AMHI) in Talladega County.

Northgate Place, originally built in 2003, consists of seven two-story residential buildings offering one-, two-, and three-bedroom apartment homes. The planned renovations include new roofs, windows, doors, cabinetry, flooring, HVAC systems, and appliances. Additional enhancements will upgrade the community building, install new playground equipment, add a covered pavilion, and improve outdoor gathering spaces.

This project marks the first development partnership between CAHEC and Hollyhand Development, LLC. Sarah Hale, Acquisitions Manager at CAHEC, emphasized the significance of the project: “CAHEC is excited to announce its first development partnership with Hollyhand Development, LLC to preserve 56 affordable family housing units at Northgate Place Apartments in Talladega, AL. Originally built in 2003, the property will undergo a substantial rehabilitation, including upgrades to apartment interiors, building systems, accessibility features, and community amenities, ensuring it remains a vital housing resource for working families in Talladega County.”

The rehabilitation addresses a growing demand for affordable housing in Talladega County. Comparable affordable communities in the area maintain full occupancy and waiting lists, underscoring the need to preserve existing housing resources. By extending the property’s life and improving resident comfort and energy efficiency, CAHEC and its partners aim to strengthen housing stability and support the long-term vitality of the Talladega community.

CAHEC’s investment in Northgate Place Apartments is part of its broader mission to offer housing and life-changing opportunities throughout the Southeast and Mid-Atlantic. The organization invests in low-income housing tax credits, historic tax credits, new markets tax credits, and renewable energy credits. It also provides loan programs, wellness and education initiatives for residents, affordable housing development, and property management services. With the rehabilitation set to begin, residents can expect improved living conditions while the area maintains critical housing options for working families.
