For overseas Vietnamese considering investment in their homeland, two persistent concerns have traditionally been access to reliable information and confidence in product quality. With large-scale, internationally oriented urban developments taking shape across Vietnam, that landscape is evolving. Vinhomes, a premier real estate developer, has emerged as a natural destination for overseas Vietnamese investment, offering integrated ecosystems and transparent pricing platforms.
Globally, remittances have long been a stable source of external finance. According to World Bank estimates cited by the U.S. Federal Reserve, global remittance flows reached a record approximately US$818 billion in 2023. Vietnam received about US$16 billion in remittances in 2024, ranking among the world’s top ten recipients. Notably, nearly US$8 billion in remittance capital flowed into Vietnam’s real estate market in the first nine months of 2025 alone, indicating growing confidence among overseas Vietnamese.
Unlike short-term speculative capital, overseas Vietnamese buyers view property as a means of preserving wealth long-term. This has increased demand for large-scale urban developments with coherent master planning, transparent legal frameworks, and proven operational capabilities. Recent amendments to Vietnam’s Land Law and Law on Real Estate Business, effective in 2024, have expanded rights for overseas Vietnamese, addressing an estimated potential housing demand of over three million homes.
Vinhomes has been pivotal in this shift. Over nearly two decades, starting with developments like Royal City and Times City, Vinhomes has introduced integrated urban living in Vietnam, bringing homes, education, healthcare, retail, and green mobility together. The company holds a land bank of approximately 29,500 hectares, equivalent to nearly two-thirds of Singapore’s land area, making it the largest developer by land holdings. It operates 32 projects supporting hundreds of thousands of residents.
In 2025, Vinhomes recorded VND205.3 trillion in contracted sales, up 98% year on year. Four new mega-urban developments were launched, including Vinhomes Wonder City in Hanoi and Vinhomes Green City in Long An. The company’s achievements were recognized at the Dot Property Southeast Asia Awards 2025, where it was named “Developer of the Year Southeast Asia 2025.”
At Vinhomes Royal Island in Hai Phong, nearly 10,000 visitors and close to 2,000 purchase bookings were recorded within a month of launch, with a significant proportion from overseas Vietnamese in Germany, Poland, and other European countries. The project was among the first to publicly list prices on the Vinhomes Market platform, enabling remote access to product information. This addresses the difficulty of obtaining reliable information from abroad.
At Vinhomes Hai Van Bay in Da Nang, some overseas Vietnamese families have purchased two properties: one for rental income while abroad, and another for future return. The broader Vingroup ecosystem, including Vinschool, Vinmec, Vincom Retail, Vinpearl, and VinFast, enhances the appeal by providing a complete living environment with international standards.
The convergence of open policies, substantial remittance flows, and Vinhomes’ scale is creating a reinforcing cycle. Greater confidence encourages more overseas Vietnamese capital to enter the domestic property market, while the scale and credibility of large developments give investors confidence. As Vietnam’s cities evolve, capital can flow back before people do, and the developments they invest in can become places to which they eventually return.
Vinhomes is not simply participating in the flow of capital back to Vietnam; its urban developments are giving that flow a tangible destination where investment, quality of life, and the prospect of returning to Vietnam converge.
