Bain Capital and Omnam Group have announced the sale of The Lake Como EDITION to Sansiri Capital, the hospitality trophy asset fund of Thai developer Sansiri Public Company Limited. The transaction concludes a joint venture that transformed a historic 19th-century palazzo into a five-star luxury hotel, which opened in March 2026 as part of Marriott International’s EDITION Hotels portfolio.
The property, located in Cadenabbia on the shores of Lake Como opposite Bellagio, was acquired in late 2021 with vacant possession. The partners undertook an extensive redevelopment from April 2022, reducing the former hotel’s room count from nearly 300 to 148 larger suites and adding a spa and wellness building, multiple dining venues, and a floating pool and beach club. The goal was to create a contemporary luxury destination in a market with limited five-star supply and high barriers to new lakeside development.
Ali Haroon, Partner and Head of Europe Real Estate at Bain Capital, emphasized the strategic approach: “Lake Como is a strong example of how we approach real estate investing in Europe. We focus on sectors supported by long-term structural demand and opportunities where our capital, local relationships and hands-on capabilities can fundamentally transform an asset.” He added that the project exemplifies the complex, execution-led opportunities sought by Bain Capital’s Europe Real Estate strategy.
David Zisser, CEO and Founder of Omnam Group, noted the ambitious nature of the project: “Our vision was to take a remarkable historic property in one of the world’s most iconic destinations and give it new relevance through architecture, design and hospitality, while remaining deeply connected to the character of Lake Como.” He said the sale marks a significant milestone for Omnam and demonstrates the strength of its development approach.
The sale to Sansiri Capital, a fund focused on hospitality trophy assets, is part of Sansiri’s “New S-Curve” strategy to diversify its global portfolio. Napat Thavisin, President of International Operations at Sansiri and Managing Director of Sansiri Capital, stated: “The acquisition of The Lake Como EDITION marks a significant milestone in advancing Sansiri’s New S-Curve strategy. It strengthens our financial resilience and diversifies risk across our global hospitality portfolio.” Sansiri’s previous international ventures include The Manner SoHo in New York and the growth of Standard International before its acquisition by Hyatt Hotels Corporation.
The transaction is expected to close within weeks, subject to customary conditions and approvals. Financial terms were not disclosed. Marriott International will continue to operate the hotel under the EDITION brand.
This sale underscores the increasing appeal of distinctive, experience-led European hospitality assets to global investors. For Bain Capital and Omnam, it demonstrates value creation through real estate investment and development expertise. For Sansiri, it marks a strategic entry into Europe’s luxury hospitality market, adding a landmark property to its trophy-asset collection. The deal also highlights the ongoing trend of Asian capital seeking stable, high-demand leisure destinations in Europe, particularly those with constrained supply and strong international appeal.
