Twenty-one households in Gwinnett County have officially become homeowners following the completed sellout of FORKVIEW, a new residential development. The project was realized through the Welcome Home Program and a collaboration between Gwinnett Housing Corporation, Richport Properties, and Sovereign Realty & Management. All 21 homes have closed, providing long-term equity-building opportunities and neighborhood stability in a market where elevated interest rates and record-high home prices continue to sideline working families.
The Welcome Home program was structured to offer a viable path to ownership for families priced out of Metro Atlanta’s housing market, rather than relying on standard market-rate development. For some purchasers, the opportunity also marked the milestone of becoming a first-time homeowner. The completion of FORKVIEW matters because it shows how mission-driven organizations with complementary expertise can work together to turn subsidies into sustainable equity and create lasting financial stability for working families.
Gwinnett Housing Corporation, a 501(c)(3) organization established in 1997 to expand affordable homeownership and build equitable communities, led the development. Richport Properties, founded by third-generation builder and Georgia Tech educator Rick Porter, constructed quality homes designed for today’s homeowners. Sovereign Realty & Management served as the listing brokerage, marketing the development and working with buyers and their REALTORS® to navigate the purchasing process through closing. Navigating public programs and first-time buyer financing requires specialized transaction management, and Sovereign connected buyers with information, resources, and down payment assistance programs.
“Every closing at FORKVIEW represented a family achieving an important personal and financial milestone,” said Karen Hatcher, CEO and Qualifying Broker of Sovereign Realty & Management. “Navigating homebuyer programs can be daunting, but by partnering closely with the community, buyers and their REALTORS®, we turned aspiring buyers into homeowners. That foundation for attainable homeownership and long-term equity is what we are most proud to celebrate.”
The impact is measurable: 21 new homeowners, a 100 percent community sellout, and high-efficiency, multi-bedroom homes built for long-term durability. The project also demonstrates a cross-sector model that integrates non-profit development, private construction, and minority-led brokerage sales. FORKVIEW’s completion signals that strategic partnerships can play a meaningful role in increasing access to quality housing and creating new pathways to homeownership in Metro Atlanta.
The story is ultimately about 21 homeowners who purchased homes, invested in a neighborhood, and now have the opportunity to build equity and create lasting financial stability. It is also a story of what can happen when organizations bring their respective strengths together around a shared goal, strengthening the Gwinnett County community for years to come.
